In the event a tenant requests to terminate their lease before the end date stated in the agreement, the following terms apply
If a tenant ends the lease early:
• The tenant remains responsible for the full rent through the lease end date, as originally agreed.
• The tenant is also responsible for any costs related to advertising and preparing the unit for a replacement tenant, including but not limited to:
* Painting
* Cleaning
• In addition to other legal rights and remedies, Rexidence reserves the right to pursue remedies under California Civil Code §1951.2.
If a tenant:
• Submits a written request to terminate the lease at least 30 days in advance, and
• Receives written approval from the Lessor, and
• Moves out on or before the end of the 30-day notice period, leaving the unit neat, clean, and in good repair —
Then, at the sole discretion of the Lessor, tenant’s financial responsibility may be limited to:
• Last month’s rent, plus
• A $1,950 early termination penalty
• Approval of early termination and reduced penalty is not guaranteed and is subject to Lessor’s discretion.
• The tenant remains responsible for:
* Any unpaid rent
* Any damage to the premises beyond normal wear and tear
• The security deposit and last month’s rent may be applied toward any outstanding balances under the lease.
